Can I buy as a foreigner without living in Paraguay?

Yes. Non-residents can acquire property in Paraguay with a valid passport and documentation of the origin of funds. No residency, citizenship or local company is required.

What returns are realistic?

Market-level gross rental yields in Asunción's investor districts run 7–12% annually in USD for traditional rentals, and higher for well-run temporary rentals. Individual results depend on the project, the district and management — we show you district-level data before you commit, and we never guarantee returns.

How does the tax work?

Paraguay runs the lowest tax burden in Latin America: a flat 10% regime across income, corporate and VAT. Rental income is taxed lightly, and the guaraní was one of the region's strongest currencies in 2025. Get independent tax advice for your home-country obligations.

Do I need a local bank or mortgage?

Usually not. Most pre-construction projects are financed directly by the developer: 10–30% down, with the balance paid in instalments during construction. Local mortgages exist (8–12% rates) but most international buyers use developer financing or cash.
